			<content:encoded><![CDATA[<p>Robert Kiyosaki likes real estate investing is because real estate touches each part of his financial statement.  Starting with his best-selling book Rich Dad Poor Dad and continued in many of his subsequent books, Robert explains how real estate gives cash flow to his income statement and on the expense side of the income statement he&#8217;s able to deduct the property&#8217;s depreciation as an expense. </p>
<p>&#13;</p>
<p>When seen from the balance sheet, he&#8217;s able to gain appreciation on the asset side and the leverage provided by the bank rounds out the liability side of the balance sheet.      </p>
<p>&#13;</p>
<p>Through a property management company you can also access the four parts of the financial statement.  Here&#8217;s how:</p>
<p>&#13;</p>
<p>Balance Sheet:  Asset-side</p>
<p>&#13;</p>
<p>Every property producing monthly rent is an asset.  It is possible to sell the rights to manage the property to another property manager for a lump sum of money. </p>
<p>&#13;</p>
<p>Balance Sheet:  Liability-side</p>
<p>&#13;</p>
<p>Robert uses his banker&#8217;s money aka leverage in order to purchase a large property with only a small percentage as a down payment.  When the property goes up in value he is able to keep the entire appreciation amount without having to share it with the bank.  He can use leverage and still get the benefit of 100% of the appreciation.</p>
<p>&#13;</p>
<p>In the property management business, leverage is achieved through controlling the income of a property.  A property that is producing 0/month in rent gives a property manager  in income.  If the property manager feels that 0 is too low for the area, the manager can increase the rents by 10% to  0 and the management company&#8217;s income will go up 10% accordingly.  How many companies can increase their income by 10% without a causing uproar among its clients?</p>
<p>&#13;</p>
<p>Income Statement:  Income Column</p>
<p>&#13;</p>
<p>As a property manager, you take your 10% management fee directly off the top after the rents have been collected.  Here again, if the manager feels that rents are too low, the manager simply raises the rent and increases the income to both the manager and the property owner.  It&#8217;s win-win!</p>
<p>&#13;</p>
<p>Income Statement:  Expense Column</p>
<p>&#13;</p>
<p>While Robert Kiyosaki is able to depreciate the building as an expense, a property manager cannot take this tax advantage because a property manager doesn&#8217;t own the building-the owner does, however, a property manager is able to make money off the expenses incurred by the owner of the property. </p>
<p>&#13;</p>
<p>Let&#8217;s say that a tenant calls to say that the plumbing underneath the sink is leaking.  The property manager sends out his repairman to fix the leak.  The repairman sends a bill to the property manager for the .00 plumbing parts plus .00 for his hourly rate. </p>
<p>&#13;</p>
<p>The property manager now marks up the bill by lets say .00 and now charges the property owner .00 for the parts and .00 for the repair time.  The .00 is for the property manager&#8217;s orchestration of taking the call from the tenant and sending out the repairman.</p>
<p>&#13;</p>
<p>Now multiply this scenario by the management of 200 properties and you&#8217;ll find that expense mark-up is a significant source of a property manager&#8217;s income.  </p>
<p>&#13;</p>
<p>As you can see real estate allows an investor to utilize all four parts of a financial statement.  As a property manager, you can piggyback on the owner&#8217;s shoulders and receive some of the same benefits of cash flow and leverage and you can actually profit from the property in ways an investor cannot i.e. expense mark-up. </p>
<p>&#13;</p>
<p>And here&#8217;s the best part and the prime example of a property manager&#8217;s ultimate leverage:  the manager isn&#8217;t responsible to the bank for making the payments on the mortgage.  The owner is responsible!  The property manager is able to make money off the property without being personally responsible to the bank for the asset that creates all the money in the first place. </p>

			<content:encoded><![CDATA[<p>Have you every heard of a financial plan that includes vacationing to blow your ‘PLAY&#8217; money before?  Sure we have all read about money management systems that reduce spending, increase your savings and create goals for investing.  But what kind of a plan includes spending to gain financial freedom?   </p>
<p> </p>
<p>My wife and I learned this system for ourselves and have not looked back.  In November, 2009 we attended a T. Harv Eker Millionaire Mind Intensive event.  Within that 3-day course, our financial blueprints were reset for an abundant future and a focus on our financial freedom.  Immediately following the event we organizing our bank accounts following what Harv calls the &#8220;Jar System&#8221;.  We had all the different accounts from financial freedom, education, long-term savings for spending, everyday necessities, charitable giving and guilt-free play.  With each following paycheck (after we paid ourselves first) we divided the money into the different accounts, only using money available from account when required.</p>
<p> </p>
<p>Within the &#8220;Jars&#8221; money management system, the financial freedom account is meant for building your &#8220;golden goose&#8221; and the play account is meant to be used for guilt-free spending.  The main rules for these two accounts are that the financial freedom account is never spent only invested and re-investing to create wealth.  While the play account must be spent each and every month in a way that makes you feel worthy.  The play account spending is also to prevent the subconscious mind from undermining the focus on building wealth.  This is where my wife and I had some learning to do and overcome our past programming.</p>
<p> </p>
<p>True to our commitment to the &#8220;Jars&#8221;, we began paying bills from the money allocated to the necessities account and we made plans for home improvements using the long-term saving for spending account.  Then we started enjoying evenings out at restaurants, testing the finest wines and indulging in French Champagne with money from out play account.  I have to say the first few months seemed like a dream, bills were being paid, food was on the table, we had plans for a new backyard deck but at the same time we were having fun spending money on themselves and our investment nest egg was growing. </p>
<p> </p>
<p>By the start of the fifth month, our play account had accumulated close to ,000.  Meaning either we just were not that much fun or we were not entirely ‘playing by the rules&#8217; as outlined in this money management system.  So a decision had to be made, either stick with the program and spend it big-time or fall back on the old approach of just socking it away for a rainy day.  Now you have to understand by this point we were totally ashamed of ourselves for not being able to spend all of the play account, imagine that happening to you.  And with our next paychecks as a sort of punishment, a lesson not to be forgotten, we booked a 4-day getaway vacation to sunny Jamaica!</p>
<p> </p>
<p>In early May, 2010, our financial torture began.  The guilty feelings of not living up to our commitments and being a failure in our own eyes got to be too much.  As a result, yes we spent all the play money; the non-refundable flights and beachfront 5-star all-inclusive resort package were booked and all the &#8220;what if&#8217;s&#8221; were running through our minds.  Like &#8220;what if we really need this money later?&#8221; or &#8220;what if we come back and the plant is shutdown?&#8221; </p>
<p> </p>
<p>We soon changed our tunes, the questions were more like, &#8220;how can this be happening…?&#8221; and &#8220;what are we doing…?&#8221;  These were the questions asked when the drinks on the beach became empty and the bartenders brought fresh refills.  &#8220;Ya-mon, no problem&#8221; was the theme for those four days as we relaxed on the beach and splashed in the warm waters of Montego Bay.  Since then we have committed to reaching a point where the play account is large enough each month itself for a trip to their favorite island in the tropics.</p>

<p>But just as relationships can bring joy and fulfillment to your life, it can also be one the primary causes of stress. Since we all have different personalities, there are instances when disagreements arise, when opinions clash, and when you just cannot get along with the other person, be it your spouse, child, sibling, colleague, boss, clients, and customers. When this happens, stress would eventually develop and this could blow out of proportions if not managed properly. Keep in mind that relationship-related stress is inevitable and there is absolutely no way to get rid of it, but you can reduce stress by effectively managing it.</p>
<p>How can stress be managed? Let us begin by understanding that there are many factors that cause relationship-related stress. One of the keys to manage stress is to take control of these factors and not be controlled by it.  Below are the most common of all:<span id="more-131"></span></p>

Many people have difficulty dealing with others because they refuse to change themselves for them and instead, they wait for the other person to change or simply wish for the situation to go away. Husbands and wives complain about their spouse’s annoying habits but tend to overlook their own shortcomings; employees criticize their co-workers and superiors for the way they perform their tasks and responsibilities and yet they fail to check their own abilities to see if there are areas they need to improve on. A person needs to accept that in order to have better relationships, he has to be the first one to change and adapt, and never the other way around. <p>Lastly, engage yourself in fun and worthwhile activities that will ease tensions from work and personal life. Hitting the gym can be a good stress buster. If the people around you are causing you too much stress, it is best that you take some time out away from them. A short vacation is ideal however if the circumstances will not allow this, you can always spend an afternoon someplace quiet all by yourself to give you time to gather strength and rethink about how you can deal with the troubling situation.</p>
